How it works

At The Quarters, you’ll find the moving-in process is straightforward and comprehensible. Our experienced team will guide you step by step, explaining the details and answering your questions.

Step 1
Get in touch

If you’re interested in a Studio at The Quarters, the first thing to do is get in touch by using our online contact form, and we’ll get back to you within 48 hours. At this stage, you’ll be asked to provide some basic personal details.

Step 2
Selecting apartments

Once you’ve told us your preferred location and length of stay, we’ll provide you with the details of all suitable apartments currently available. The details will clearly show you all the costs involved, including moving-in costs and your projected monthly rent.

Step 3
Viewing your preferred apartment(s)

Liaising with the General Manager, you’ll agree a viewing schedule that suits you. They’ll meet you at the property, show you around the apartment(s) and clearly explain the terms and timeline.

Step 4
Reserving your apartment

If you decide to take the apartment and agree to the terms of tenancy described to you, it’s time to make an offer and reserve the flat. You’ll be asked for a Reservation Fee – equivalent to one week’s rent. Then we’ll take the apartment off the market straight away, and it will stay off for 7 days, to allow time for the reference checks to happen.

Step 5
References and guarantees

As with all rental agreements, we’ll ask you to supply us with a reference and income guarantees. You’ll need to submit your reference application within 72 hours of reserving the apartment, or we’ll have to put the apartment back on the market.

 

Some special rules for references and guarantees

 

If you’re foreign student, we’ll need a character reference as well as confirmation from your college or university. You’ll also need to pay for your 6-month stay in advance.

 

If you’re in full-time employment, you’ll need to show us that your monthly salary is at least 2 times the rental amount.

 

If you require a guarantor, they’ll need to show us that their monthly salary is at least 2.5 times the rental amount.

Step 6
Confirmation and contracts

If you successfully pass the reference checks, you’re ready to sign the Assured Shorthold Tenancy contract (AST), which outlines the terms and conditions of your tenancy.

Step 7
Paying ‘Moving-in Monies’

Moving-in Monies comprise the following:

— Rent pro rata until the end of the month. If your move-in date is after the 15th, the rent pro rata will be until the end of the following month.

— A deposit equivalent to 5 week’s rent. This is deposited with the Deposit Protection Scheme (DPS), a government approved tenancy deposit protection scheme in England and Wales, operated by The Dispute Service Ltd.

 

NB. The initial Reservation Fee, mentioned in Step 4, is credited and will form part of your moving-in monies.

 

You’ll need to pay the total Moving-in Monies 7 days before your move-in date, to ensure that funds have cleared our account. Once you’ve paid, the tenancy agreement is completed, and you’re all set to move in.

Step 8
Moving in

Before your move-in date, you should get in touch with the General Manager and let them know what time you plan to move in. When you arrive, they’ll welcome you and ask to see a valid form of ID, i.e. your driving licence or passport and evidence of your right to reside in the UK.

 

Then they’ll briefly run through some key aspects of living at The Quarters, how to use the tenant’s portal and give you your Access Cards.

 

Once you’ve moved in, you should check the Inventory List on your tenant portal and make sure you send in any comments within 48 hours.

 

Now all you need to do is relax and enjoy your new home.
